I am running macOS 10.12.6 and I upgraded XCode 8.3.3 to XCode 9, which included new iOS11 simulators. But the simulators run really slow, much slower than the old ones. Some of them, like the iPhone X simulator are basically unusable.

I was wondering if anyone else has the same problem. Maybe it is related to the NVidia webd rivers I use running GTX 1060?

If I delete derived data, the project does not even build, which is really strange: Internal error. Please file a bug at bugreport.apple.com and attach "/var/folders/bt/ckwd2h017zd6hl4gnnfhxrv80000gn/T/IB-agent-diagnostics_2017-10-03_14-29-28_746000"

The log says that the build crashed on the downloaded file (libCoreVMClient.dylib)

Are you sure you placed the beta3 libCoreVMClient.dylib file in the right place, overwriting the Xcode 9.0 libCoreVMClient.dylib?
This solution worked for many people if you look around on the forums.. (including me).

Strange that it's causuing a crash for you.
You should reinstall Xcode, then repeat the steps again. I wrote a more detailed post here:

This fix didn't work for me.

I am running a X99 board with SLI 970 GTX. I also tried to go in the nVIDIA control panel and enable / disable G-Sync which didn't seem to have any effect. All simulators including the iPhone5 / 8 / X all underperform and some even hard freeze for a few seconds during animations and transitions.
