Mavericks + Asus P8H61-M LE + Unibeast 3.0.1 = Grey Screen Beach Ball

Trying to install on this motherboard but can't get into the installer without -x.
I did try initialling with -x but I can't boot the OS without it later so need to sort it.

I flashed the modded BIOS file from Asus patched BIOS repo and have the latest Unibeast.

Here's a list of boot flags that I've tried so far. I also tried them all with 2 different GFX cards.

BS: Black screen.
GSSBB: Grey screen spinning beach ball.
KP: Kernel Panic.

Is there anything else I can try?

Tried clover and it will start with OsxAptioFixDrv-64 driver but always KPs about AppleCPUPowerManagement

Also, been looking for a DSDT for this board and come across this post http://www.tuicool.com/articles/jUNFjq which seems to indicate there should be one for this board in the repository but I don't see it there. Also, the blog post linked to in the article does't exist.

I'm also confused about whether a DSDT is still needed with the patched BIOS.

Anything at all?
Months of googling and trial and error have gotten me nowhere.

Seeing as there is a BIOS here http://biosrepo.wordpress.com should indicate a working solution but I think I've tried everything now (see my table in first post).
