Same issue here, using scaled resolution Windowserver can be up to 9gb of RAM on 2014 retina macbook pro (16go, SSD)

After installing version 10.13.1 beta, seems to be fixed. Using retina resolutio WindowServer process is using 119mb.

I removed my 4K monitor entirely but the issue now reappears with my Thunderbolt monitory attached. It just takes quite a bit longer for it to consume the memory without the 4K.

I have same issue on 12" MacBook when using an external monitor in Mirror mode. If I extend display and use default resolution on both I think it is fine.

I upgraded to the newest beta yesterday. I'm still having the same issue.

I've now downgraded back to Sierra and all the memory leak issues have disappeared... what a pain.
