Solved this I think, for any future person with a similar problem.

I decided to just keep trying different boot flags. 'UseKernelCache=No" solved this...I'm not really sure if this could hurt anything else? But it has fixed the ethernet and pro tools problems for sure!
 
Are you planning on updating to Mavericks? I've tried updating today but can't get the ethernet and audio to work. Also not been able to get it to boot without usbdisk or typing a bunch of bootflags.

I have gotten Mavericks to run and it is stable.

I have an issue with sound, that does not work. I need to look into it still.

Method:
1. Download Mavericks from MAS
2. Create usbdisk with Unibeast 3.0
3. Reboot system, with flash in, upon start up press F12.
4. Select usb disc, in legacy mode, not UEFI.
5. flags
Code:
-v cpus=1 npci=0x2000 USBBusFix=yes GraphicsEnabler=yes
6. setup should start, complete installation,
7. boot into mavericks using usb disk
8. use Multibeast 6.0

Due to some weird phenomena, I havent had time to figure out, i need to boot using "-f" to get the kexts from Multibeast loaded.

I for the life of me cant seem to get the appstore working with this build. Other than that, its screaming. Ive tried just about everything short of using a wifi card instead of ethernet...

Your sound problem is likely the npci=0x3000 boot flag.
It has to be npci=0x2000
 
nodnarb and everyone else...is the SAS ports on this MB working OOB? if not which kext you need to use?
Anyone tested the SAS ports?

Are you using the system DSDT free.
Do you have native PM or are you using null CPU?
