Not sure why, but after enabling 3rd Party SATA per your suggestion, my build would not boot at all. I had to remove a memory stick and boot into safe mode to remove the installed 3rd Party SATA kext to resolve the issue.

I'm also supposed to be getting 500MB/sec sequential read/write but I'm only getting 250MB/sec read, 90MB/sec write (256K blocks) I wish I had your numbers! I'm wondering if it's my drive or the motherboard or the OS.
